Description The Property Manager administers and maintains all phases of on-site property operations including direction and training of all site personnel and management of resources to achieve the property's financial and operational goals.
AN IN-PERSON WRITTEN TEST MUST BE COMPLETED AND PASSED PRIOR TO EMPLOYMENT.
Requirements Required Education, Experience, Knowledge & Skills: 1. High school diploma or G.E.D.
2. Two to three years of verifiable property management experience or comparable knowledge or experience in a related field.
3. Excellent organizational, administrative and problem-solving skills.
4. Strong customer service and interpersonal skills.
5. Effective oral and written communication skills, especially for giving directions and exchanging detailed information.
6. Analytical ability with detailed record keeping experience.
7. Ability to work effectively with persons of varied ethnic, social and cultural backgrounds.
8. Ability to handle multiple tasks simultaneously.
9. Ability to delegate while maintaining accountability and to deal with stressful situations of day-to-day management with professionalism and tact.
Essential Job Functions: 1. Inspect the entire property daily to ensure peak readiness and appearance.
2. Maintain current market and competition information.
3. Supervise all site personnel and train new and recently promoted personnel.
4. Direct activities of all site personnel to ensure acceptable productivity levels, quality resident servicing and prompt, thorough apartment preparation. Confirm that all office staff members are leasing, pre-leasing and renewing leases whenever possible. Delegate to and develop employees with accompanying written communication and thorough record keeping.
5. Monitor status of supply requisitions and review all purchases of goods and services.
6. Maintain strict rent collection procedures following company policy and legal limitations. Ensure fair security deposit deductions from vacating residents and the timely processing of security deposit refunds.
7. Administer all Dunlap & Magee policies and procedures pertaining to the property's operations.
8. Approves paperwork daily (applications, move-ins, move-outs, renewals).
9. Performs all essential leasing functions.
10. Other duties as assigned by supervisor.
Physical Requirements: 1. Ability to work inside and outside in all types of weather.
2. Light to medium work requiring extensive standing, walking, climbing, stooping, kneeling and crouching. Frequent lifting of up to 20 pounds.
3. Good eye-hand coordination with the ability to perform repetitive/continuous tasks according to set procedures and sequence.
4. Ability to discriminate between shades of color and identify from memory particular colors or color combinations.
Equipment and Tools Used: 1. Will be required to use general office equipment such as telephones, answering machines, fax machines, copy machines, calculators/adding machines, typewriters and computer keyboard and operating systems.
